Initially the most exciting day in residential real estate is going under contract on a house your buyers love, but if you make it to closing day, that’s truly the most exciting day! The house has been fully investigated, repairs negotiated, loan terms fulfilled, but quite possibly in this wild Raleigh area market there have also been tears cried, frustrations vented, and sleepless nights. Everyone at the closing table usually breaths a deep sigh of relief that the big day is finally here.
Today’s closing was fast and furious and filled with visions of what could be. Our buyer was under contract just 2 weeks and in that time we investigated the home with a structural engineer, home inspector and mold remediation companies. This was an exciting journey as we’ve been working with this buyer about 2 1/2 years to find the perfect property for her. While that length of time is unusual, its only because this particular buyer is extra special. She wanted an older home she could rehabilitate and put her newly acquired NC General Contractor’s license to use. She also needed to be able to resell the renovated home for profit. We’ve put in offers and made bids at the courthouse many times over the past 2 1/2 years, so after finding out this home received 15 offers, we are all feeling like this one was meant to be.
Many contractors wanted to tear the house down, but our buyer wouldn’t even entertain purchasing a property if that was its only fate. She’s a rare and incredible breed! This home was built in the 1900’s and its on the National Register of Historic Homes. The buyer has been digging and discovered that the home is considered a Triple A Style cottage, which comes from its side-gabled roof and decorative third gable centered on the front of the house. You often see Triple A’s across the rural south and they are present in several historic neighborhoods in Raleigh.
