The housing market continued its slow shift this July. While fewer homes sold compared to earlier this year, the number of listings continued to grow, giving buyers more breathing room and sellers more reason to prepare thoughtfully. Prices in many areas are holding steady, even as affordability remains a challenge. The pace may have cooled, but opportunities are still out there for both buyers and sellers who are ready to act with intention.
FOR HOMEBUYERS:
Mortgage rates remain elevated, which means monthly payments can still feel high, especially for those without a large down payment. Many buyers are finding they can’t afford as much home as they could a year or two ago. At the same time, home prices are holding steady in many areas. While some are hoping for a price drop, any future savings may depend on shifts in rates and demand. When those changes happen, more buyers could jump back in, making competition stronger again.
On a more encouraging note, more homes are becoming available, giving buyers a bit more room to breathe. There’s less of the rush we saw in recent years, and you may have a better chance to explore your options without feeling pressured. Builders and some homeowners are starting to offer helpful incentives, such as help with closing costs or lowering your interest rate for the first year or two, so it’s worth asking what might be possible. In some areas, buyers are still competing with investors, but having a clear plan and an experienced agent can help you stay confident and competitive.
FOR HOME SELLERS:
With more homes on the market, buyers have more options to choose from, so how you price, prepare, and present your home matters more than ever. Homes are still selling, often at strong prices, but sellers who ask too much based on what the market used to be like may find that their home takes longer to sell. Pricing it right from the beginning is one of the best ways to attract interest and get serious offers.
Today’s buyers are being more cautious. Showings may be a little slower, especially for homes that need updates or feel overpriced. But the right offer is still very possible. Offering small incentives, like a credit toward closing costs or help with a buyer’s interest rate, can make your home stand out without having to drop the price. While there’s no perfect time to sell, focusing on the things you can control, such as curb appeal, staging, and great photos, can make all the difference.
