Looking back at the first half of 2026, it’s interesting how many of the same conversations we’re still having.
Back in January, there was a sense that by summer we’d have a clearer picture. Would mortgage rates come down? Would more homes come on the market? Would home prices finally start to ease? Maybe some of the uncertainty surrounding the market would begin to fade.
While some of those questions remain, the first half of the year has shown that many people are no longer waiting for every piece of the puzzle to fall into place before making a move.
Homes are being listed. Homes are being sold. People are making plans, weighing their options, and deciding what makes sense for them. In many ways, that’s one of the most encouraging signs we’ve seen this year.
One thing we’ve learned over the past six months is that many buyers and sellers are becoming more comfortable making decisions without waiting for perfect conditions.
FOR BUYERS
Buyers are approaching the market a little differently than they were at the start of the year.
Rather than waiting for the market to change, many buyers are taking a closer look at what today’s market can offer.
Instead of focusing exclusively on where rates or prices might go next, they’re taking a broader view of the decision. They’re thinking about location, lifestyle, commute times, future plans, and whether a home truly fits what they’re looking for.
That shift has allowed many buyers to focus less on reacting and more on choosing.
FOR SELLERS
Sellers are seeing a similar shift.
Today’s buyers are often taking more time, asking more questions, and comparing more options before making a decision. That’s a different dynamic than many sellers expected when the year began.
Buyers may be more selective, but they’re still moving ahead when they find the right opportunity. For some, that’s a move-in-ready home that checks all the boxes. For others, it’s a home with good bones, plenty of potential, and the opportunity to make it their own.
One of the things that makes real estate unique is that conditions can vary dramatically from one area to another. What buyers and sellers are experiencing can differ from county to county, city to city, neighborhood to neighborhood, and sometimes even from one street to the next.
That’s why sellers who take the time to understand what’s happening in our local market are often finding that there is still plenty of opportunity.

If there’s one thing the first half of the year has reminded us, it’s that housing decisions rarely happen under perfect conditions.
There will always be another headline, another prediction, or another reason to wait and see what happens next. But one of the encouraging stories of 2026 so far is that buyers and sellers have continued to adapt.
The market may not have delivered all the answers we’d hoped for, but many buyers and sellers have become more comfortable navigating the market we have, rather than waiting for a different one.
